Warning signs
Commercial AC & RTU Service: the warning signs
01
Dining room or sales floor won't cool
Customers notice fast. A struggling rooftop unit can't keep up with a full room, kitchen heat and the afternoon sun.
02
Energy bills are climbing
Dirty coils and filters can waste around 30% of the energy a commercial system uses. Regular cleaning pays for itself.
03
Rust and corrosion on rooftop units
Salt air near the lake and river, plus our humidity, is hard on coils and cabinets. Corrosion leads to leaks and failures.
04
Water leaking from the ceiling
Clogged condensate drains on rooftop units or ceiling-hung equipment can drip onto floors, inventory and customers.
05
Unit tripped after a storm
Afternoon thunderstorms and power surges can take out contactors, capacitors and control boards on commercial equipment.
06
Guests mention it in reviews
For short-term rentals, a hot or musty unit means bad reviews. Fast repairs and regular maintenance protect your ratings.
What to do next
Commercial AC down? Do this first
- 1
Check the thermostat or building control setting and make sure it's in COOL with the correct schedule.
- 2
Replace thermostat batteries if the display is blank or dim.
- 3
Check the breaker for the unit. Reset it once if tripped. If it trips again, leave it off.
- 4
If water is leaking, move inventory and equipment out of the way and place buckets under the drip.
- 5
Note any error codes, noises or smells, and when the problem started. This speeds up diagnosis.
- 6
Make sure we'll have roof access: ladder, hatch keys or building management contact.
Safety first: Don't send staff onto the roof to inspect the unit. Rooftop work needs proper safety precautions. Don't keep resetting a tripping breaker, don't open unit panels and don't add refrigerant. Leave electrical and refrigerant work to licensed technicians.
Call a pro right away if…
- Your business is open and the space is getting uncomfortably hot.
- Water is leaking onto floors, equipment or inventory.
- You smell burning or the breaker trips repeatedly.

Preventative care
How to keep it from happening again
Clean coils regularly
Commercial units pull in grease, dust and salt air. Clean coils keep efficiency up and prevent overheating.
Change filters on a schedule
Busy kitchens and high-traffic spaces load filters fast. Set a schedule and stick to it.
Keep drains clear
Condensate drains on rooftop units clog with algae and debris. Regular flushing prevents leaks and shutdowns. More in our drain line guide.
Protect against storms
Secure rooftop units and add surge protection. See our hurricane prep service.
Service before the busy season
Get equipment checked before summer crowds, Jazz Fest and other big weekends, when downtime costs the most.
Honest pricing
What it costs
Commercial service costs depend on the equipment type and size, roof access, the failed part and whether work needs to happen outside business hours. Our pricing stays flat-rate and upfront, with no overtime fees for nights, weekends or holidays, so you can work around your customers without paying a premium. Service calls start with a $99 diagnostic, waived when you approve the repair. For ongoing care, ask us about a maintenance schedule built for your equipment.
